INVESTMENT STRATEGIES

R Investment is a company that purchases, rents, and manages multi-family housing units specializing in specific market segments of middle-income earners.  The Company seeks investment opportunities primarily in the Kansas City metropolitan area.  However, we do partner with others in emerging markets around the country.

The market for multi-family housing units presents a favorable climate from which to launch R Investment’s property investment plan.  The Company proposes its multi-family home investment plan at an opportune time.

Strategies that are utilized include finding undervalued assets in middle class neighborhoods and either making a value play on the deal or repositioning it.  We work with well known and respected property managers that understand our philosophies in regard to a high level of customer service for our tenants.

Typical rent demographics include individuals ages 18 to 34 with incomes of $40,000 and less.  We provide the property management company incentives for occupancy rates and minimum evictions.

Primary locations will be units around Universities and hospitals; however, we will research any opportunity within the path of progress.

A direct mail campaign as well as our relationship with several CCIM (Certified Commercial Investment Member) brokers in the Kansas City market provide us with a multitude of investment opportunities.

We have a conservative approach when analyzing properties.  We have minimum investment criteria that includes the capitalization rate, debt coverage ratio and cash on cash returns.  We feel if a property meets all three of these criteria the property is worth further investigation.

We utilize different strategies to secure the initial financing needed.  Various strategies include private money lenders, conventional lenders, and seller financing.

After closing on a property, we immediately make necessary improvements and ensure the management company understands our philosophies managing tenants to increase retention periods.
